Of course, at one point in time, Muntinlupa was mostly known for being the location of New Bilibid Prison, the country’s national penitentiary (hence the previously mentioned infamy) (hence the previously mentioned infamy). However, it has long since shed its “Munti” image–although some people still use the name–and is no longer immediately thought of as the destination for the Philippines’ top convicts.
Among the city’s more common claims to fame now is being the home of one of the Philippines’ largest and most exclusive residential communities–Ayala Alabang Village. Fidel V. Ramos, Judy Ann Santos, and Robert Jaworksi, among others, live in this village. The village is part of the larger Alabang Barangay, which also encompasses the Alabang Town Center, the El Molito Commercial Complex, and the Madrigal Business Park.
Great for the family
Alabang isn’t Muntinlupa’s sole good neighborhood. Tunasan, Poblacion, Putatan, Bayanan, Cupang, and Sucat have many houses and condos for sale. The city is less populous and urbanized than other Metro Manila cities, offering inhabitants more options and the chance to live in a home that suits them.
Muntinlupa, the first Philippine city to ban plastic and Styrofoam packaging, is environmentally conscious. That, combined with varying residential properties, all but ensures residents are in a place that best contributes to their well-being. The city has 18 clinics, 1 governmental hospital, and 8 private hospitals.
Muntinlupa has 89 child development centers, 20 elementary schools, 8 high schools, one tertiary school, and one vocational school. It has 88 private schools, 10 tertiary schools, and 9 vocational schools. This, together with its gorgeous surroundings and slower pace than Metro Manila, makes Muntinlupa a good spot to raise a family.
An active economy
Muntinlupa also thrives as the location of some of the most well-known shopping destinations in the Philippines. Alabang Town Area includes various high-end retailers, while the Evia Lifestyle center hosts multiple bazaars. Festival Supermall is the country’s first theme mall, while Starmall Alabang is the city’s first community mall.
Due to the growth of large-scale commercial property projects like Filinvest Corporate City and Madrigal Business Park, the city in Metro Manila’s southernmost region has a steady residential demand. The city’s sustained growth has made it attractive to I.T. and BPO companies and residential real estate investors.
The Laguna Lakeshore Road Network Project is expected to boost economic activity in Muntinlupa, which is part of Metro Manila. The highway, currently in design, will connect Laguna, a southern province, to Metro Manila across Laguna Lake by an 11.8km viaduct from Lower Bicutan to Muntinlupa and a 25.8km onshore viaduct and embankment from Muntinlupa to Calamba.
This and other infrastructure developments would boost property values in Muntinlupa, which climbed by 7.5 percent in the National Capital Region in 2020, because of its proximity to Metro Manila and Laguna.
Muntinlupa condo buying
Given its status, people assume Muntinlupa solely sells high-end houses and lots in private communities. While that’s why many of the Philippines’ rich and famous live in Muntinlupa, the city also boasts numerous affordable properties.
Condominiums, like the rest of Metro Manila, are available in the city. Condos for sale in Muntinlupa are good investments for living or renting.
These condos are also affordable. On Ohmyhome, Muntinlupa condos average Php166,750 per square meter. This is far less than the Bangko Sentral ng Pilipinas‘ Metro Manila average of Php175,000 per square meter as in the third quarter of 2021. Avida Towers Altura, a high-rise neighborhood in Madrigal Business Park with studio, one-, and two-bedroom units starting at just under Php4.34 million, is one of the most notable. Indeed, Muntinlupa is a great site for homeownership, whether for end-use or investment, and while its properties aren’t the cheapest in the country, they offer the finest returns.
