Living in Metro Manila or other large cities is typical. The large city can drain anyone. Living in a heavily populated city can be difficult and stressful. That, together with the fact that homes in the National Capital Region are far more expensive than in most other parts of the Philippines, makes buying a property in Cavite a popular choice.
Cavite, southwest of Metro Manila on the southern beaches of Manila Bay, is a popular residential area since it offers everything the metro has to offer in a more relaxed atmosphere.

While Cavite City and Tagaytay are the most famous places in the province, there are various other cities and towns worth living in.
Silang, a Cavite first-class municipality 43 kilometers from Metro Manila, is one.
Tagaytay’s “twin”
Many Silang locations resemble Tagaytay. The former is also cool and pleasant. Silang, the province’s highest peak, and Tagaytay assist keep nearby areas flood-free.
Forests, farms, and gardens cover both. Silang homeowners can enjoy Tagaytay’s Taal Lake, Mahogany Market, Halfway Zoo, and other commercial destinations as frequently as they wish thanks to a short drive.
Silang is charming despite its similarities. It’s less “touristy” and has a more relaxed vibe. Silang’s garden restaurants, farms, and natural attractions—the Balubad and Toledo Rivers, the Hoyo Lagoon, and the Kabag Cave—make it ideal for nature lovers.
Central Calabarzon
Silang borders Tagaytay, Dasmarinas, General Trias, Trece Martires, Sta. Rosa, and Calamba in Laguna. Amadeo and Indang are west.
Silang is advantageous for Calabarzon travelers because it is central to the above cities and communities. Silang is close to the main campus of Cavite State University in Indang, Gateway Business Park in General Trias, and Nuvali in Sta. Rosa, Laguna.
However, Silang has much to offer inhabitants and visitors. The Silang Public Market sells Cavite’s best pineapple, coconut, coffee, and vinegar. The Silang Public Market is a regional agriculture hub with approximately 200 vendors five minutes from the town plaza.
Silang is a hub for manufacturing, trade, and agriculture, which attracts homebuyers. Silang is convenient for the Maguyam Industrial Complex, Daichi Industrial Complex, and other firms outside the export processing zone.
Affordable properties are in Silang
While some of their areas are mistaken to be parts of the other, Silang and Tagaytay–for now anyway–are considerably different when it comes to property prices. As per Numbeo, the price per square meter of condos or apartments for sale in Tagaytay range between Php145,312 to Php269,097.
By comparison, the condos for sale in Silang presently listed on Ohmyhome have an average price of Php129,325 per square meter. Although not as large a contrast as the prior comparison of property prices between Cavite and Metro Manila, it is still significant and is particularly advantageous for buyers who would like to be able to afford more space whilst at the same time remaining within a reasonable distance of Tagaytay.
Among the condo listings are units at Moldex Residences Silang, a 230-hectare eco-friendly township in the municipality. The pre-selling units within the project include studio and one-bedroom homes, with prices starting at just under Php3 million.
Needless to say, condominiums aren’t the only properties for sale in Silang. The municipality–and the entire province of Cavite’s for that matter–is among the more popular residential areas in South Luzon because of houses and lots being widely available and more affordable than those in Metro Manila, yet with the former being relatively easy to get to and from the latter.
On Ohmyhome, houses and lots for sale in Silang presently listed on the platform sport an average price of Php57,789 per square meter, a notably affordable number when compared to even the condos for sale in the municipality. Indeed, lotted houses remain the best option when buying a home in Silang, be it in terms of price, lot and floor area, and just overall value.

A 63-hectare enclave made up of six residential phases, the development by Suntrust Properties features a variety of single-detached and duplex homes with either three, four, or five bedrooms and are priced starting at Php4.96 million.
An investment that pays off immediately
Silang property prices are expected to rise in the next years. The CALAX (Cavite-Laguna Expressway) and its component 5, a 7.2-kilometer leg that links Sta. Rosa-Tagaytay Interchange to Silang East Interchange, will shorten travel time to Cavite from the capital, making residential properties more accessible and increasing prices.

The Bangko Sentral ng Pilipinas reported a 9.6% increase in residential property prices in non-AONCR districts like Cavite, Batangas, and Laguna in 2020. In contrast, NCR home prices only rose by 7.5 percent. In the first quarter of 2021, AONCR condos appreciated 4.2 percent, and the next quarter, 9.6 percent.
This is projected to continue for the foreseeable future, demonstrating Silang homeowners’ potential revenue from renting or reselling their properties now and in the coming months.
